Before a single photo is taken, we decide who this property is for. The couple doing a coastal week and the contractor working nearby book differently, pay differently and review differently. The listing angle, the photography order, the amenities we highlight and the trust signals we lead with all follow from that one decision.
Most self-managed properties live on one or two platforms. Yours goes onto the channels and demand sources most likely to reach its guest, across 30+ booking sites, synced from a single calendar so wider reach never means a double-booking.
Nightly pricing is a moving decision. Seasonality, local events, booking pace, lead time, minimum stays and availability rules are reviewed and adjusted, because a rate that was right in January is wrong by August.

What does full management actually include?

Fifty line items across six areas: assessment, setup and launch, marketing and revenue management, guest management, operations, and reporting with payouts. Every one of them is listed on this page, and your proposal confirms exactly which apply to your property and what is charged separately, before you sign.

What do you not handle?

The obligations of ownership stay with you: mortgage or lease consent, insurance, tax, licensing where required, structural issues and major expenditure decisions. We give you an operational checklist for all of it and point you to specialist advisers, but we do not replace regulated professional advice.

How are you different from another Airbnb manager?

The delivery looks familiar; the background is not. Straight Up Stays was built from a short-term rental marketing background, so responsibility starts before the booking: how the property is positioned, which channels it sits on, how it is priced week to week and how the listing improves over time. Then the operational side is run with the same seriousness.

How much do I actually have to do?

Three things, mostly: approve the launch plan, approve any non-routine spending, and tell us when you want the property yourself. The rest of a normal month is reading one statement. Owners who want more detail can have as much as they like.

What happens when something breaks?

Routine repairs are coordinated with trusted local trades and handled within the spending limit your management agreement sets, so small problems are fixed before the next check-in. Emergencies are escalated immediately. Anything beyond the agreed limit comes to you first, with a recommendation.

Can I still use the property myself?

Yes, it is your property. Owner use is agreed up front and your dates are simply blocked in the calendar. Blocked peak weeks trade real booking income for your own stays, and the statement makes that trade visible, so you choose it with open eyes.

Which booking platforms will you use?

Whichever ones your property's guest actually searches. The mix can include Airbnb, Booking.com, Vrbo, Expedia and dozens of others, all managed from one synced calendar. The initial channel recommendation is part of the free valuation.

Is the income guaranteed?

No, and be wary of anyone who says otherwise: booking income moves with demand, pricing, availability and seasonality. What we offer instead is a realistic range with the assumptions shown. Separately, for selected properties, a fixed guaranteed rent under a company let agreement may be available, assessed case by case.

I already have a manager. Is switching hard?

The handover is ours to run. We review your current agreement and notice period, plan around bookings already in the calendar, and move the listings, accounts and operational arrangements across behind the scenes. The four steps are set out in the switching section above.
