What your valuation includes

Your valuation arrives as a short, readable assessment of your property, built so you can check our thinking line by line.

  • A realistic rangeThe cautious end is treated as seriously as the headline end. If we can’t stand behind a number, it doesn’t go in.
  • Every assumption on the pageNightly rates, occupancy, seasonality and running costs. You see what we assumed, so you can challenge any of it.
  • The long-let comparisonWhere it’s useful, we set the short-let case against long-term letting. Sometimes the long let wins. We’ll say so.
  • A clear verdictGo, conditional go, or no, with the reasons given. The no is free too.

What happens next, from one minute of typing to a real answer

Now, about a minute

Tell us about the property

The address, bedrooms and property type, and where to send the valuation. That’s everything we need to start.

Then, our part

A person does the numbers

We look at demand around your address, what comparable stays actually achieve, the seasonality of your market and the costs of running it, all before anyone contacts you.

Then, your decision

You read the valuation

A realistic range with the assumptions shown, the long-let comparison where it’s useful, and a clear go, conditional go or no.

Then it’s your call. Manage with us, do it yourself, or keep the long let. Whatever you choose, you’ll be choosing with real numbers in front of you.

An estimate without assumptions is just a promise in better fonts.

Inflated estimates are this industry’s oldest trick: the biggest number wins the signup, and reality arrives a few months later. We’d rather lose an instruction than inflate one, so every valuation we send keeps three promises.

A range with both ends defended

You get a cautious end, a strong end, and the reasoning behind both. If a figure can’t be defended, it stays out of the report.

Assumptions you can challenge

Every figure arrives with its working: rate, occupancy, seasonality and costs. If an assumption looks wrong to you, tell us and we’ll rework it.

No, when it should be no

If short letting doesn’t suit your property, the valuation says so and explains why. A no at this stage saves you months of chasing a number that was never real.

A note from LeoFounder, Straight Up Stays

You’re about to ask a company you found on the internet to tell you the truth about money. I understand the hesitation. Short letting suits some properties far better than others, and the only valuation worth having is the one that tells you where yours genuinely stands.

So every valuation we send shows its working. You’re trusting us with a real decision about a real asset, and you deserve to see exactly how we reached the number. If I wouldn’t stand behind it in a conversation with you, it doesn’t leave this company.

The questions owners ask first

Is the valuation actually free?

Yes. It is free and there is no obligation attached. It costs us time to do properly, and we spend that time gladly because the valuation qualifies the property for us as much as for you. If the numbers don’t work, we’d rather both of us knew now.

What do you need from me?

The property’s address, bedroom count and property type, plus a name, email and phone number so we can send the valuation and talk it through. If it’s already listed on Airbnb, the listing link helps us see how it’s performing today. Anything else we need, we’ll ask when we reply.

Will I get a hard sell afterwards?

No. You’ll get the numbers, the assumptions behind them, and a clear recommendation. If the numbers support short letting, we’ll explain what working together looks like. If they don’t, the valuation simply says so, and it stays free either way.

What if my property isn’t suitable?

Then the valuation says so, and says why: the location, the property, the numbers, whatever the reason is. Some assessments end in a no, and that answer costs you nothing.
