Referral partner terms
Last updated 16 October 2026
These terms apply between you and Straight Up Stays Ltd (“we”, “us”) when you join the referral partner scheme. By ticking the box when you sign up, you agree to them.
1. What the scheme is
You introduce owners of homes that may suit holiday letting. If an owner you introduce signs a management agreement with us and the home goes live, we pay you a share of the home’s booking revenue, as set out below. Joining is free and there are no targets.
2. Who can join
You must be 18 or over and live in the UK. Our staff, contractors and people in their households can’t join. We may decline or end any partnership without giving a reason.
3. You are independent
You are an independent partner, not our employee, worker or agent. You choose when, where and how you look for owners, you can’t make offers or commitments on our behalf, and you’re responsible for doing everything within the law and each platform’s own rules. Nothing here creates a partnership or joint venture.
4. Qualifying introductions
- An introduction counts when the owner requests a free estimate through your partner link, or you register them with our intro form, and the owner then signs a management agreement with us and their home takes its first booking under our management.
- The first partner to register an owner is the one who earns. Our records decide the timestamp.
- A registration stays valid for 12 months. If the owner hasn’t signed by then, it lapses, though you can register them again if they come back through you.
- Owners who are already in contact with us, or have been in the last 12 months, and existing or former clients, don’t count. Nor does your own home or a home you have an interest in.
- The home must be a whole house with three or more bedrooms, unless we agree otherwise in writing. We decide whether to take on any home.
5. What you earn
- You earn 5% of the home’s booking revenue for its first 12 months under our management, starting from the first guest stay.
- “Booking revenue” means the accommodation revenue we receive for stays at the home in that month, after cancellations and refunds. It excludes cleaning fees, refundable deposits, taxes and any compensation paid to guests.
- We pay monthly in arrears, by UK bank transfer, by the 20th of the month after the month the stays took place, with a short statement showing how it was worked out.
- If the owner ends their agreement, payments stop for stays after that date. If a booking you’ve been paid on is later refunded or charged back, we deduct it from your next payment.
- If you have a question about a statement, tell us within 30 days.
6. Tax
Payments are made in full, with no tax deducted. You’re responsible for declaring them and paying any tax and National Insurance due. Many individuals can use HMRC’s trading allowance, which covers the first £1,000 of trading income in a tax year; above that you may need to register for Self Assessment. If you’re VAT-registered, send us a VAT invoice against each statement.
7. How you introduce owners
- Never pose as Straight Up Stays, our staff, a guest, a neighbour or a past client. You may leave our name out of a first message, but you must never claim to be us, and you must answer honestly if asked who you work with or whether you’re paid.
- Never contact owners through Airbnb, Booking.com, Vrbo or any booking platform’s messages, and never make fake enquiries or bookings.
- Never put our name, links or adverts on any booking platform. No paid adverts using our name without our written agreement.
- Never quote our fees, or promise earnings, occupancy or results.
- Message people one at a time, in your own words. No bulk, automated or copied messages, no scraping tools, no bought lists and no extra or fake accounts.
- Stop contacting anyone who says no, and tell us so we don’t contact them either. Put “#ad” on any public post that promotes us.
8. Owners’ personal details
Only register owners who know you’re passing their details to us and are happy for us to contact them. Pass on only what we need: name, contact details, the home’s location and size, and what they told you. Use our intro form or email, keep no separate lists beyond what you need for the scheme, and delete your notes on anyone who says no. We are responsible for owner details once we receive them, and we’ll tell owners where we got their details when we first contact them. Our privacy policy explains how we handle your details and theirs.
9. Our materials and confidentiality
The playbook, guides, scripts and our brand belong to us. You may use them only to introduce owners to us while you’re a partner, and you must not share, copy, adapt or sell them. Keep our fees, terms, statements and any owner information confidential. While a registration is valid, you won’t introduce that owner to another management company.
10. Ending the partnership
Either of us can end the partnership with 14 days’ notice by email. We can end it straight away if you break section 7 or 8, or act dishonestly. If it ends for any reason other than a breach, you keep earning on owners who had already qualified, for the rest of their 12 months. If it ends because of a breach, unpaid amounts are forfeited.
11. Changes
We may change these terms or the scheme with 30 days’ notice by email. Changes never reduce what you earn on owners who have already qualified.
12. The legal bits
We aren’t liable for indirect losses or for tracking that fails for reasons outside our control, and our total liability to you is limited to the payments due to you in the previous six months. You’re responsible for any loss we suffer because you broke the law or section 7. These terms are governed by the law of England and Wales.
