The three-bedroom bungalow behind the £67,500 booking

4.85★ average guest rating across the homes we run

What does the fee pay for? Bookings like this one

£67,500

A three-bedroom bungalow that had earned around £1,100 a month as a long let took a single booking of 546 nights at an average of £171.82 a night, paying out £67,500. That is one property, not a typical or guaranteed result. See The Bungalow.

Long stays like this are one of our two specialities, with direct bookings. Are mid-term lets worth it?

Direct bookings

Why is a direct booking 20%?

  1. Most holiday lets take every booking through a booking site. The site finds the guest, and keeps the relationship.

  2. Each site takes its own fee before the money reaches you. On Airbnb’s host-only fee, most hosts pay 15.5% of every booking.

  3. So every home we run gets its own booking page on our website, and we market it, so guests can book you direct with no booking-site commission.

  4. A direct booking is found, taken and looked after by us from the first click to the review. That is the work the 20% pays for, with no booking site taking a cut beside it.

Direct bookings and mid-term stays are what we’re known for. See the homes guests can book direct, or read how direct bookings work for a holiday let.

What’s included

What does the fee include, and what doesn’t it?

Pricing models

Which way of paying for help suits your home?

There are four common ways to be charged for running a short let. Each one suits somebody. Pick one to see how it is paid, who carries the risk and when it fits.

Percentage of booking revenue

This is how we charge for full management.

How you pay
A share of what each booking brings in. Nothing when the calendar is empty.
Who carries the risk
Shared. You keep the upside, and the manager only earns more when the home does.
Suits you when
Owners who want the home fully run and marketed, and want the manager paid on results.
Watch for
What the percentage is charged on, whether VAT is on top, and what is billed separately.

Fixed monthly fee

How you pay
The same sum every month, sometimes with a charge per changeover on top.
Who carries the risk
Yours. The fee is due in a quiet February just as in August.
Suits you when
A home that books steadily all year, where the owner wants a predictable cost.
Watch for
A fee that doesn’t rise or fall with bookings gives the manager no reason to fill the quiet weeks.

Guaranteed rent

We offer this for selected homes only, under a separate company let agreement.

How you pay
You are paid a fixed rent under a company let; the operator keeps whatever the bookings make.
Who carries the risk
The operator’s, for as long as the agreement holds and the operator can pay.
Suits you when
Owners who value a fixed rent over the booking upside, and are happy to hand over control for the term.
Watch for
Who the tenant is, your mortgage and insurance consent, and what happens if the rent stops.

Co-host

How you pay
A percentage, usually for a narrower job: often the listing and messages.
Who carries the risk
Shared, but the gaps in the service are yours to fill.
Suits you when
Owners who live nearby and want to keep the cleaning, repairs or pricing in their own hands.
Watch for
Exactly which jobs are in. A lower rate for less work can cost more in your own time.

What does it cost to leave? 30 days’ notice.

No lock-in, no exit fees, no charge for enquiring or for the estimate. You stay because it’s working for you.

Questions

What owners ask about our fees

Leo Simpson, founder of Straight Up Stays

Rather talk it through? Leo picks up the phone: 01271 447054.

Airbnb’s host-only fee: Airbnb Help Centre, read 29 October 2026.

What are Straight Up Stays’ fees?

15% of booking revenue on stays that come through a booking site such as Airbnb or Booking.com, 20% on direct bookings made on your home’s own booking page on our website, and a one-off £500 onboarding fee paid when you sign. There is no lock-in, 30 days’ notice and no exit fee. The revenue estimate is free.

Why is a direct booking charged at a higher rate?

Because the work behind it is ours from start to finish. We build and market your home’s own booking page, the guest books and pays there, and no booking site takes a commission. On a booking-site stay the site has done part of the finding and takes its own fee for it: on Airbnb’s host-only fee, most hosts pay 15.5%. So the direct rate is higher, and no booking site takes a cut alongside it.

What is the percentage charged on?

Booking revenue, as defined in writing in your proposal before you sign: what counts, and how the guest cleaning fee and any booking-site fee are treated. Ask us to walk you through one booking, pound by pound, on the call.

What does the onboarding fee cover?

It is a one-off £500 for onboarding your home, paid when you sign the agreement, and it is the only fee before your first booking. Your proposal lists what it covers for your home and how things like photography are handled.

Is there a minimum term or an exit fee?

No. Leave with thirty days’ notice, any time. No lock-in, no exit fees, no charge for enquiring or for the estimate. Bookings already in the calendar are dealt with in the handover, so guests are looked after either way.

What costs sit with me as the owner?

The property itself, its permissions and insurance, your finance and your own tax, and decisions on bigger spending above the limit you set. How cleaning, linen, consumables, VAT and photography are handled for your home is written into the proposal, so nothing arrives as a surprise on a statement.

Do you charge for the revenue estimate?

No. We pay for the market data behind it, and it is free to you. It sets out what your home could earn through the year, the running costs and our fee, so you see what lands with you before you decide anything.

How much does Airbnb management cost in the UK generally?

Full management is almost always a percentage of booking revenue, often with VAT and set-up costs on top, and the headline rate matters less than what it includes. Our guide to Airbnb management fees in the UK compares the models and lists the questions to ask any company, us included.

Is a percentage fee better than a fixed monthly fee?

For most homes, yes, because the manager is paid on what your home earns, so filling the quiet weeks pays them too. A fixed fee can suit a home that books steadily all year, but it costs the same in an empty month as a full one.

Do you offer guaranteed rent instead?

For selected homes, yes, under a separate company let agreement: we rent the home for a fixed rent and carry the booking risk ourselves. It isn’t right for every property, so it is assessed home by home after the estimate. Full management is our main service.

Is the income guaranteed under management?

No. Bookings move with demand, pricing and the season, and nobody can promise them. What you get is a realistic range for your home with the assumptions shown, and a manager paid on a percentage of what it earns.

Where do I see the fee once you’re running my home?

On your monthly statement, which shows every booking, the revenue, our fee, any agreed costs and your payout, line by line.
