Questions
What do Salisbury owners ask before handing over?
Market figures: AirROI, Salisbury Airbnb market data, 12 months to September 2026 (monthly figures September 2025 to August 2026), updated 1 October 2026, 141 active listings. They are averages across the market, not a forecast for any one home. Checked 29 October 2026.

Is Salisbury a good place for an Airbnb?
On the numbers, yes. AirROI’s figures for the 12 months to September 2026 show Salisbury’s 141 active listings booked on 46.6% of the nights they were open, against 40% across England, at an average of £139 a night. It is a small market, so a well-run home stands out, and it has two sources of demand: visitors in summer and at weekends, and people working at the hospital, the garrisons and on contracts during the week and through the winter. How your home does depends on its size, condition, location and how it is run, which is what the free revenue estimate weighs.
What occupancy can a Salisbury short let get?
The market average was 46.6% of open nights over the last year. The median listing managed about 51%, the busiest quarter 71% or more and the top tenth 84% or more (AirROI, 12 months to September 2026). August was the busiest month at 62% and January the quietest at 35%. These are market figures, not a forecast for your home. Your estimate gives a range for your property, with the assumptions shown.
How much does Airbnb management in Salisbury cost?
You pay a percentage of the booking revenue your home earns, the same model wherever the home is, so our income only rises when yours does. Your proposal confirms the rate and everything it covers before you sign. There is no lock-in, no exit fee, and 30 days’ notice to leave.
Can you fill my Salisbury home with contractors and hospital staff?
Mid-term stays are one of our specialities. We market homes for stays of a week to several months, directly and through contractor and relocation partners, with weekly and monthly rates, invoices to the employer when they pay, and what a working guest looks for: a desk, fast wifi, parking and a proper kitchen. Salisbury’s winter shows the demand is there: January’s stays averaged 5.6 nights, the longest of the year. We balance those longer stays against summer weekends so the calendar earns all year.
Which areas around Salisbury do you cover?
Salisbury itself, from the city centre and the Cathedral Close to Harnham, Fisherton, Milford, Laverstock and Old Sarum, and the towns and villages around it, such as Wilton, Amesbury, Downton and the Woodford Valley. Every home gets its own estimate, because a townhouse a walk from the Close and a house near the garrisons book differently.
Will I pay double council tax on a Salisbury holiday let?
Not at present. Wiltshire Council’s cabinet recommended a 100% second-homes premium from 1 April 2027, but full council voted it down on 7 January 2026 by 46 votes to 44, and a budget amendment to bring it back was withdrawn on 24 February 2026. A council must decide at least a year before a premium starts, so the earliest Wiltshire could now charge one is 1 April 2028. Bath and North East Somerset, Dorset, Somerset and Cornwall have all charged one since April 2025.
Do month-long stays affect business rates?
They can. A holiday let in England is assessed for business rates instead of council tax if it was available to let for at least 140 days and actually let for at least 70 in the last 12 months, and will be available for 140 days in the coming year. Only stays of 28 nights or fewer count towards the 70. We plan the mix of short and long stays so a home that should be on business rates stays there. In Wiltshire, a home that falls back to council tax pays the ordinary rate, with no premium for now.
Do you have an office in Salisbury?
No. Pricing, marketing and guest care are run centrally, and the hands-on work is done in Salisbury by a professional cleaning company and local trades, trialled before your first guest. Your fee goes on getting the home booked, and you speak directly to the person who sets its strategy.
How soon can my Salisbury home take its first guest?
Once the groundwork is in place: the agreement, your consents and insurance, a trial clean with the cleaning company, and the photography. Your proposal sets a launch date. If you are moving from another manager, bookings already in the calendar are kept.
Can I still stay in the home myself?
Yes. Give us your dates up front and they are blocked in the calendar. If you take a summer weekend, the statement shows what those nights could have earned, so you decide with the figures in front of you.
Is the income guaranteed?
No. Bookings move with the season, pricing and demand, and Salisbury’s year runs from 35% of nights booked in January to 62% in August. What you get is a realistic range for your home, built from real local booking data with the assumptions shown, and a manager paid on a share of what the home earns.
